Town Support Services

Are you, or someone you know, finding it difficult to purchase or make payments on a home? If so, we’d like to help. 

The Town of Wake Forest provides resources and partnerships to help residents achieve their goal of homeownership and maintain long-term housing stability.

Qualifications

To qualify for most programs, you must be a resident and earn less than 80% of the Area Median Income (AMI). For 2026, a household of four typically qualifies with an income at or below 105,850.

FY 2026 Income Limits: Eligibility for county-level aid is determined by the latest Raleigh-Cary MSA income standards.

Free Services Offered

In partnership with DHIC, the Town offers free professional guidance to prepare you for every stage of your housing journey.

  • Pre-Purchase & Post-Purchase Counseling: Counselors walk clients through each step from qualifying for a mortgage to closing on a home. Credit, budget, income, and savings are reviewed to help clients reach their goal of homeownership.
  • Financial Capability Counseling: Provides detailed credit and budget counseling for clients who may be more than one year away from homeownership or simply wish to improve their financial health.
  • Homebuyer Workshops: A comprehensive 8-hour workshop based on the NeighborWorks® America curriculum, currently offered in virtual sessions. 

The Town also connects residents to Wake County Housing Affordability Programs for additional peace of mind and financial security.

  • Wake Prevent: This eviction prevention program provides supportive services and financial assistance to help individuals and families stay securely in their homes.
  • Neighborly Application Portal: A secure online hub where residents can apply for various housing-related assistance programs, including the Rental Assistance Housing Program (RAHP).
Home Preservation & Repair

In addition to the Preserving Home partnership, residents can apply online for Wake County rehabilitation programs to address health and safety concerns:

  • Emergency Grant Program (Max: $5,000): Assists with immediate life-safety hazards such as failing heating systems, wells/septic, or roof and electrical hazards.
  • Elderly & Disabled Homeowner Grants (Max: $20,000): For modest repairs to assist with mobility or accessibility, such as ramps or bathroom upfits.
  • Major Repair Loan Program (Max: $90,000): Assists with significant structural repairs. These 0% interest loans are fully forgiven after 10 years of continued residency.
