PUBLIC HEARING OF CASE BA-19-01 - 672 MILLERS MARK AVENUE

The public will take notice that the Wake Forest Board of Adjustment will meet on Wednesday, June 5, 2019 at 6:00 PM in the Board of Commissioners Meeting Room on the 2nd floor of the Wake Forest Town Hall. The purpose of the meeting is to hold public hearings on the following cases:

Case BA-19-01: A request filed by Nil Ghosh on behalf of Taylor Morrison of Carolinas, Inc. for a variance from Section 2.2.5.C.1 of the Wake Forest Unified Development Ordinance for the property located at 672 Millers Mark Avenue, being Wake Co. Tax Pin No. 1830-84-0683.

CONSIDERATION OF A REQUEST FILED BY JPM SOUTH FOR SUBDIVISION MASTER PLAN AMENDMENT FOR AN ADDITIONAL 10 LOTS IN A PREVIOULSY APPROVED 100-LOT TOWNHOME DEVELOPMENT ON 19.71 ACRES LOCATED AT THE SOUTHWEST CORNER OF TRADITIONS GRANDE BOULEVARD AND ROYAL MILL AVENUE BEING WAKE COUNTY TAX PIN 1851-13-8150.

The public will take notice that the Wake Forest Planning Board and the Board of Commissioners will hold a joint public hearing on Tuesday, June 4, 2019 at 7:30 PM in the Wake Forest Town Hall. The purpose of the hearing is for consideration of a request filed by JPM South for Subdivision Master Plan amendment approval for a 110-unit townhome development on 19.71 acres located at the southwest corner of Traditions Grande Blvd. and Royal Mill Ave., being Wake County Tax PIN 1851-13-8150. 

The Planning Board will consider the request at its regular meeting on Tuesday, June 4, 2019, at 7:30 PM and make a recommendation to the Board of Commissioners. The Board of Commissioners, at its regular meeting on Tuesday, June 18, 2019, at 7:00 PM may consider the petition and the recommendation of the Planning Board and may, in its discretion, choose to modify it.

CONSIDERATION OF AMENDMENT TO THE WAKE FOREST SHOPFRONT ZONING OVERLAY DISTRICT MAP

The public will take notice that the Wake Forest Planning Board and the Board of Commissioners will hold a joint public hearing on Tuesday, June 4, 2019 at 7:30 p.m. in the Wake Forest Town Hall. The purpose of the hearing is to consider amending the Wake Forest Zoning Overlay Districts Map to expand the Required Shopfront (SF) Overlay District to include properties along: the 200 block of E. Roosevelt Avenue; 200 block of Wait Avenue; 200 block of E. Jones Avenue; 200 block of E. Owen Avenue; and, the 100, 200, and 300 blocks of S. Brooks Street.

The Planning Board will consider the request at its regular meeting on Tuesday, June 4, 2019, at 7:30 PM and make a recommendation to the Board of Commissioners. The Board of Commissioners, at its regular meeting on Tuesday, June 18, 2019, at 7:00 PM may consider the petition and the recommendation of the Planning Board and may, in its discretion, choose to modify it.

CASE NO. TA-19-01: Consideration of a text amendment to the Wake Forest Unified Development Ordinance

The public will take notice that the Wake Forest Planning Board and the Board of Commissioners will hold a joint public hearing on Tuesday, May 7, 2019 at 7:30 p.m. in the Wake Forest Town Hall. The purpose of the hearing is to consider amending the Wake Forest Unified Development Ordinance, specifically, Section 12.4.1.C.1 to allow preliminary Flood Insurance Rae Maps (FIRMs) to be used for planning purposes and for No-Rise analysis.

Copies of the proposed amendments are on file at the Wake Forest Planning Department located at 301 S. Brooks St., Wake Forest, NC 27587 and available for public review during business hours.

The public and interested parties should take notice that substantial changes might be made in the advertised proposal reflecting objections, debate, and discussion at the hearing.

The Planning Board will consider this request at its regular meeting on Tuesday, May 7, 2019 and may make a recommendation to the Board of Commissioners.   The Board of Commissioners, at its regular meeting on Tuesday, May 21, 2019 at 7 p.m., may consider this request and the recommendation of the Planning Board and may, in its discretion, choose to modify it.
