Residential Building Permit Application Instructions
(All items must be completely filled-out or the application will not be processed)

Information Needed on Site/Plot Plan
Applicant must submit two (2) copies of the site plan/plot plan (to scale) showing the following:
1.  All property lines with dimensions.
2.  All recorded information (easements, buffers, etc.).
3.  Proposed building footprint(s) with distances to all property lines including any
existing / proposed accessory structures or additions.
4.  Proposed / existing driveway location with dimensions and distances to property lines.

Residential / Commercial Plan Review Requirements
1.     Residential ---Two (2) complete sets of building plans.
2.     Plans must be to scale (1/4" or 1/8") and be on a minimum of 11 x 17 size paper.
3.     Plans should be flat, folded or loose rolled.
4.     Plans must be bound.
5.     Truss drawings and truss layout sealed.
6.     Decks, patios, etc. shall be on site and building plans.
7.     Engineering letters specifying structural beams and lumber shall be labeled on building plans.
8.     Letters should be submitted with plans at time of application.
9.     Field engineering letters for changes are acceptable for inspection. NOTE: The sealed letter should be submitted to the inspection department prior to issuance of Certificate of Occupancy.
10.  The application section labeled building area on the permit application is asking for total square footage (including heated square footage, garage, deck, porches, storage room, unfinished rooms, basements, etc).
11.  Building plans that are required to be engineered will require both sets to be sealed.
12.  Plans utilizing engineered lumber will require sealed plans and layout.

*For lots located in the Special Flood Hazard Area, a completed Wake Forest Application for Permit to Develop in a Flood Hazard Area is required at the time of application.  An original as-built survey and completed, original FEMA Elevation Certificate must be submitted after construction, prior to the issuance of the Certificate of Occupancy.

Temporary Electric Services Underground
 (Within Corporate Limits and/or ETJ)
Contractor makes inspection request by calling office. Fee is $125.00 and included in the building permit.  Contractor shall install the temporary board constructed and equipped as follows:

  • Meter base and panel box shall be mounted on a treated 8' pole or treated 4 x 4.
  • A length of conduit shall extend from the bottom of the meter base to within one foot of the bottom of the treated pole.
  • The treated pole needs to be set in solid ground (3'), or braced for support, so that pole is rigid for the duration of the job.
  • All wiring in the meter base and panel shall be complete on load side.
  • Contractor shall supply and install 8 foot ground rod in accordance to National Electrical Code.
  • No. 6 solid copper shall extend from the meter base securely attached to the pole and installed to a ground rod which will be supplied by the contractor.

*Temporary Boards are to be constructed the same way if service is not provided by the Town of Wake Forest and placed on job site.

Upon completion of the inspection, the building inspector shall complete a work order request form authorizing the generation of:

  • Temporary pole to be connected.
  • Energize temporary board.
  • Install temporary power board meter
